Selling Guidelines

Whether it's your first time selling or you're a seasoned veteran, selling your home can be frustrating and stressful. However it can also be easy, joyful and fulfilling. What is the major difference? Your relationship with your Realtor®.

What We Bring to the Table for Our Clients

Knowledge: An experienced Realtor® not only has knowledge of the current value of your home by comparing it to similar homes that have recently sold in the same area but they must also have in-depth experience in the "selling process." As a top producing Calgary real estate team, Mike de Jonge and Jayne McKay bring a wealth of knowledge.

Relationship: We strive to create strong relationships with our clients, built on honesty and trust. This is one of the major differences between a stressful home sale and a sale that happens with ease and satisfaction! Selling your home is one of life's biggest financial decisions. Shouldn't you trust the people who guide you in making that decision?

Under Promise/Over Deliver: There is nothing worse then a real estate agent who promises you an incredible price and boasts about all the qualified buyers they have lined up at your door as soon as you sign the contract. We believe you need to be involved in determining the price of your home. It is willing buyers and sellers that have created all the past comparable records, not a Realtor®. Sellers should not choose their real estate agent based on the price they promise to get for the home, but the number of qualified buyers they can draw. We would rather be honest about where the market is and determine a reasonable price range with you rather than promising the world only to end up much longer on the market and a lower sale price than originally anticipated.

Your Needs Before Ours: When a Realtor® puts their needs in front of their clients, trouble soon follows. We often have clients say: "You don't have to do that. "You've done so much already. Do you ever sleep? When do you find time for yourself?" Our response: We are committed to your needs. Until they are met, we will not stop. We are completely committed to you and ensuring that you are 100% satisfied with our services from beginning to end.

The First Step in the Process

If you agree that the relationship you have with your Realtor® is one of the most important aspects of the selling process, then you will need to meet with us first. The initial interview takes from 45 minutes to 2 hours. We will explain the process of selling your home and the potential costs. We will also bring an in-depth report including all comparable homes so that we can compare apples to apples and determine a reasonable list price and probable selling price. We will walk you determining the amount of money you will walk away with once your home is sold and everything is paid out. We will also take photos of your home for advertising and take measurements. We will get to work right away to ensure that a sign and lock box are installed within 24 hours and brochures will be displayed in your home within 48 hours. Not only do we go to work immediately. We launch an aggressive marketing plan, "Exceptional results through maximum exposure," a program solely aimed at driving qualified buyers to the table.

An important aspect of the initial interview is that you get to meet and evaluate us. Would you sell your home with a Realtor® that you did not like or trust? We also want to make sure we can meet your needs and that the relationship is a good fit.

Once you have listed your home, we will keep you up to date on our marketing efforts as well as evaluating feedback from other real estate agents and buyers to ensure that the price is in the right range.
